House rules

The rules supplement the statutes. Everyone who lives in, visits or works in the building must follow them. If the versions differ, the Swedish text applies.

Maintenance

You are responsible for maintaining your apartment according to the statutes. This covers floors, walls and ceilings, kitchen and bathroom fittings, window glass and frames, and interior and front doors. If something breaks, you must have it repaired. Keep a close eye on wet rooms. You must have home insurance with a tenant-owner supplement.

Changes to the apartment

You may make minor changes, such as new floors, cabinets or appliances. Significant changes need the board's approval:

  • work on the load-bearing structure
  • changes to gas, water, heating or drain pipes
  • other significant changes to the apartment

Some work also needs a building permit. The board has an application template.

Walls, ceilings and floors

You may change colours and materials at your own cost. You may not make large openings for windows or doors. Drilling holes for pictures and shelves is fine.

Load-bearing structure

You may not alter the load-bearing structure in any way. Ask the board if you are unsure.

Bathroom renovation

Tiling, wet-room flooring, waterproofing and work around drains need the board's approval before you start. Only the member holding the apartment can apply. Describe the work and confirm that the contractor holds the required certifications. Apply in good time.

Ventilation

The cooperative owns the ventilation system and FTX units. You may not modify them. Report any faults. The property manager changes filters when needed, at most once a year.

Front door

You are responsible for your front door, lock recesses, fittings and peephole. Order lock cylinders and keys through the board at cost price. A new door must match the original colour and finish. Apply to the board.

Smoke alarm

The cooperative has installed a smoke alarm in every apartment. You are responsible for keeping it fixed to the ceiling, working and powered. Test it at least twice a year.

Balconies

Balconies may not be used for permanent storage, shaking rugs or barbecues. Do not throw cigarette ends from the balcony. You may not change the structure, colour or materials. Keep the balcony clear of anything that could fall. Flower boxes go on the inside of the railing. Glazing and awnings need a building permit and the cooperative's approval. Avoid smoking on the balcony.

Patios, terraces and balconies, building work

The cooperative owns patios, terraces and balconies and lets them to the apartment. New construction or alterations need a building permit and the board's approval. You pay all costs. You may not repaint or change the appearance. Trellises are allowed. The board has an application template.

Satellite dishes

Apply to the board before installing a satellite dish. It may not be fixed to the facade or the balcony railing. If it does not meet the requirements, you must remove it at once.

Stairwell

Do not leave prams, plants, rugs, boxes or rubbish in the stairwell. Escape routes must stay clear. The board contacts you first. If you do not remove the items, the property manager removes them and you are charged. Check that the front door locks.

Mailbox

Order a name sign from the property manager. Home-made signs are not allowed.

Bike room

Only bicycles may be stored in the bike room.

Laundry room

The laundry room is at Skagafjordsgatan 11. Apartments 521–764 have access. Respect booked times. 30 minutes after the start time the booking lapses and the machines are free until the next slot. Do not wash rugs, shoes, underwired bras or textiles that pets have touched. Do not lend the laundry room to people or companies outside the cooperative.

Basement storage

Store items inside your own cage only. The corridors are escape routes from the garage and must stay clear. Flammable liquids and food may not be stored. You are responsible for keeping your storage fire-safe.

Garage and parking

The right to park requires a valid contract, a valid permit and paid rent. Only the vehicle displaying the permit may use the numbered space. If rent is unpaid, the right lapses and a fine is issued. A replacement permit costs SEK 500. Treat the permit as a valuable. Do not store tyres, tools, liquids or packaging in the garage, including in your own space.

Waste

Follow the sorting instructions on site. The station by Oddegatan takes household waste, cardboard, newspapers, paper packaging and plastic. The station at Surtsögatan 4 takes clear and coloured glass, metal and household waste. Take bulky waste, electronics, paint and furniture to a recycling centre, for example Bromma or Hagby in Sollentuna. Do not leave anything outside the bins. Removal costs are charged to you.

Shared spaces

We share the courtyard and inner garage with Brf Ravalen. Keep the area clean.
